Why You Should Consult a Structural Engineer Before Modifying Your Home

Blog

You can compromise the structural integrity of your home if you make any structural modifications without getting the input of a structural engineer. Below are some of the considerations that the structural engineer has in mind when assessing the suitability of any modifications that you wish to implement.

Structural Configurations

Structural engineers are normally concerned about the potential effects of various high-risk structural configurations, such as large door or window openings and long-span ceilings. This is because such configurations may make the building to be less able to withstand the different forces that will be acting on it on a daily basis. For example, the engineer may be concerned about the effect of the building's weight upon the large window opening that you wish to create. They will then find ways to ensure that the weight above will be adequately supported even if the large window is cut out of a wall.

Non-Conventional Building Materials and Systems

It is also essential for you to get the opinion of a structural engineer when you want to modify your home using novel materials or systems, such as composite building materials. The engineer will assess those materials or building systems to establish whether they can perform well considering the building materials or system that already exists in your home. They can then help you to tweak your renovation plans to avoid compromising the structural integrity of your home.

Site or Geotechnical Conditions

Any building modification should be assessed to confirm whether it will not have a negative effect on the building based on the prevailing geotechnical conditions at the site. For example, the engineer is interested in knowing whether the addition of an extra room will pose any added risk due to the slope of the site on which the home was originally built. You can then go ahead and implement the modification in case the engineer finds that the site conditions don't present any special risks that will be worsened by the modification.

It is not advisable to consult the structural engineer after you have completed the home modification. Get their opinion before you start the process so that you avoid making a mistake that can cost you your home and life. You can also be found guilty of contravening the law since many jurisdictions have regulations requiring structural engineers to be involved in the design of any structural modifications to existing structures.

My brother recommended a very cool consultant who has helped me to get my business running by giving me some very shrewd advice. Since then, I have used consultants for everything from buying a property to considering my next business investment. I hope you find my blog useful.
